The 3M Compounded SORA refers to the 3-month compounded Singapore Overnight Rate Average published by MAS. It is based on daily SORA rates over a historical 3-month period and is commonly used as a reference rate for floating-rate home loans in Singapore. For a SORA-pegged home loan, the applicable interest rate may change at each rate review, depending on the published 3M Compounded SORA and the bank’s package terms.

You may be able to refinance your HDB flat or private residential property loan, subject to eligibility criteria, property type and loan amount. If you switch from an HDB loan to a bank loan, you generally cannot switch back to an HDB loan.

You may need your latest loan statement, property details, income documents and other supporting information. Using Singpass or Myinfo may make the application process simpler where available.

Refinancing may take several weeks, depending on the time required for credit assessment, property valuation, legal documentation and notice requirements with your existing bank. Starting early may help you avoid unnecessary charges or delays.
