For Malaysia property financing, yes, you would need to borrow in Singapore dollars (SGD) only.
For Thailand property financing, you have a choice to borrow in Singapore dollars (SGD) and United States dollar (USD).
You can opt to switch currency (if applicable), after acceptance of the loan, at a nominal fee. For instance, you accepted the loan in for your London property in Great Britain Pounds (GBP) and wish to convert it to Singapore dollars (SGD) or vice versa at a nominal charge.
