Q2. What type of properties can I purchase with the loan?
- Freehold condominiums for owner occupation and investment purposes in Thailand.
Q3. What are the interest rates offered?
- Loan in SGD:
  1st year: S$ Prime + 0.75% = 5.75% p.a
  2nd year: S$ Prime + 1.25% = 6.25% p.a
  Thereafter: S$ Prime + 1.75% = 6.75% p.a
  S$ Prime is currently at 5.00% p.a.
- Loan in USD:
  1st year: US$ Prime + 2.75% = 6.00% p.a
  2nd year: US$ Prime + 3.25% = 6.50% p.a
  Thereafter: US$ Prime + 3.75% = 7.00% p.a
  US$ Prime is currently at 3.25% p.a.
Q4. What is the maximum loan amount that I can borrow?
- The maximum loan amount that you can borrow is up to 70% of the purchase price or valuation price (whichever is lower).
Q5. What is the maximum loan repayment period?
- The maximum loan repayment period is 20 years or up to the point when the borrower with the highest income turns 65 years old.
  
  For example, if the borrower with the highest income is 50 years old now, the maximum loan repayment period is 15 years.
Q6. How do I repay my loan?
- If you take up a UOB International Home Loan-Thailand to purchase a residential property, your instalments over the repayment period will be calculated based on your full loan amount. Your first instalment will commence one month from the date of disbursement of loan. For example, if your loan is disbursed on 25 June, your first instalment will be due on 25 July. Your last repayment date will be the final maturity date stated in your Loan Agreement with the Bank. We will assist you in opening a personal account with one of our branches in the loan currency of your choice for you to settle your monthly loan instalments.
Q7. What happens if there is a difference between Purchase Price and Valuation Price?
- Prior to the approval of your home loan application, we will appoint a valuer to assess the market value of the property. If this valuation is lower than your purchase price, you will have to pay the difference in cash before any loan can be disbursed. The maximum loan amount you can borrow is up to 70% of the purchase price or valuation price (whichever is lower).
Q8. Is there any fee involved in the loan application?
- A processing fee of 1% of the loan amount subject to:
  
  SGD Loan
  Min SGD 1,000 and max SGD 5,000
  
  USD Loan
  Min USD 1,000 and max USD 5,000
  
  is payable upon the acceptance of the letter of offer.
- For amendment of loan application/re-processing after the approval of the facility, an amendment fee of SGD 200 will be applicable.
Q9. Are there any cancellation charges?
- The cancellation fee is 1.50% of the approved loan amount.
Q10. Am I allowed to do a partial loan prepayment?
- Prepayment of loan is allowed, subject to a flat fee of 1.50% of the prepaid loan amount.
Q11. Do I have to pay for expenses such as legal fees, valuation fee, fire insurance or any other charges?
- All expenses including legal fees, mortgage costs, remittance charges, annual valuation fee and fire insurance premium shall be borne by the borrower(s).
Q12. Am I eligible?
- UOB International Home Loan – Thailand is open to citizens / permanent residents of Singapore and foreigners aged 21 and above with a minimum income of SGD 100,000 per annum.
Q13. How do I apply?
- To apply, please complete the UOB International Home Loan – Thailand application form and submit it with the following documents:
  - Copy of NRIC (front and back)/Passport (with valid expiry date) of all applicants
  - Copy of spouse's passport and marriage certificate (if married)
  - Signed copy of the Sales & Purchase Agreement (Reserve Agreement)
  - Original income documents:
  - Completed mortgage insurance application form (from Bank)
  - Consent form for credit bureau checks for applicants residing in Thailand (if applicable)
  - Deed poll/certificate of name change (if name differs from NRIC/Passport)
  - Other documents upon request
